Do I have to have a property manager by law?2019-06-05T19:08:09+00:00

No, but there is a BUT.

Nevada State law requires a “responsible person” to reside within 60 miles of the premises.  If you live further than 60 miles form the premises, then yes, you are required to have someone management the property who is within 60 miles.

Below is the portion of the NRS statute that covers this:

NRS 118A.260 Disclosure of names and addresses of managers and owners; emergency telephone number; service of process.

The landlord, or any person….
(a) The name..
(b) A telephone number at which a responsible person who resides in the county or within 60 miles of where the premises are located may be called in case of emergency.
That also means that an owner can not use a 1-800 number or an answering service for “taking calls”. An owner doesn’t necessarily have to use a property manager. There are two other options. First, the owner can manage the rental themselves if they meet the above criteria of living in the county or within 60 miles of the rental or they can engage someone as an employee to handle the rental. Of course that gets messy with taxes, deductions, workers compensation, insurance etc.

We are a flat rate business.  no percentages here.  We offer a flat rate of $79 for a single family home and $59 for a condo.  No hidden or junk fees.

We do not charge percentage rates.  We have two low flat rates.  $79/Month for single family homes and $59/month for a condo.

NO.  We have no hidden or “junk” fees.

No. We have held the same rate for our owners for the 12 years and continuing.

Where to begin….this has been a rough year ..divorce needed new place, found one at Valleywide and on the first day of move in the AC didn’t work. This was over 4th of July weekend and 110 degrees out. I admit I was mad. The first day of move in come on.. Well I called and submitted a maintenance request I really wasn’t expecting a response cuz holiday weekend, but I got one and they sent an AC repairman out same day I wrote in. It turned out there’s an additional switch on the wall up by the filter that has to be flipped on …who would’ve known.. So AC wasn’t broke after all but I did really appreciate the quick response. Thanks better days ahead!
